The market is down three tenths of one percent. That's how much the price of a single family home in the Bozeman area changed over a full year, with the August median at $786,625 against $789,000 a year ago.

Be careful with that number, though, because the areas underneath it went in completely different directions. One town out here appreciated more than 11% this year while the city sitting right next to it came in 5.5% lower, in the same month and the same set of closed sales. And if you own a condo or townhome and you've been thinking about listing this fall, there's a number in this data I want you to hear first. That number is 51 days.
