Nine hundred thousand dollars in Bozeman buys a house on about a 7,000 square foot lot. Close enough to hand your neighbor a coffee through the kitchen window. Twenty minutes out of town, that same money gets you almost five fenced acres and a shop big enough for the trailer, the camper, and whatever else you've been storing at a friend's place.

I had a client who grew up in Montana and wanted a place back home for her family, and every house we walked here sat on that same 7,000 square foot lot. She didn't buy in Bozeman, and I'll tell you where she landed. Below is the same $900,000 spent in seven markets around the Gallatin Valley, including the one where it doesn't buy a house at all.

Two and a half times. That's the difference between what two identical Montana homes can pay in property tax this year. Same street, same value, and the only difference is who actually lives there. One is somebody's home and the other is a second home, and Montana now taxes those two completely differently.

So one owner opens a bill this fall that looks about like last year's, and the neighbor opens one the state projected would run close to 70% higher. Nobody got a phone call about it. If you're buying here, there's a second half to this, because the tax break doesn't come with the house. And if you're already on the wrong side of it, there's one way back with a deadline of its own.

The market is down three tenths of one percent. That's how much the price of a single family home in the Bozeman area changed over a full year, with the August median at $786,625 against $789,000 a year ago.

Be careful with that number, though, because the areas underneath it went in completely different directions. One town out here appreciated more than 11% this year while the city sitting right next to it came in 5.5% lower, in the same month and the same set of closed sales. And if you own a condo or townhome and you've been thinking about listing this fall, there's a number in this data I want you to hear first. That number is 51 days.
